RECR provides access to a broad range of alternative real estate capital solutions for investors and commercial borrowers, including 100% Fix & Flip Capital, Traditional Fix & Flip Capital, DSCR Rental Capital, Ground Up Construction Capital, Bridge Capital, Gap & Equity Capital, Commercial Real Estate Capital, Multifamily Capital, Healthcare & Special Use Capital, and financing for special circumstances. Because every transaction is different, we evaluate the deal first and then identify the funding solutions that best fit the property, borrower and exit strategy.
Start with one of two paths: get a Free Della Deal Evaluation for an initial review of your opportunity, or Submit Your Deal Now if you are ready to move directly into financing. RECR collects the information needed to understand the transaction, structures the financing request, identifies appropriate capital sources, and coordinates the deal through lender review and closing. One application gives us the information needed to pursue multiple funding solutions without making you start over every time a different capital source is considered.
Timing depends on the financing program, property and completeness of the information provided. Many alternative capital programs can provide an initial indication, prequalification or term structure quickly once the essential deal information is available. Final approval and closing time vary by lender and may require appraisal, title, insurance, entity documents and other underwriting items. The fastest path is a complete submission with accurate deal information and supporting documents from the beginning.
There is no single RECR minimum credit score because our capital sources have different underwriting guidelines. Stronger credit generally creates more options and better leverage or pricing, but lower credit does not automatically eliminate a deal. Property value, equity, experience, liquidity, cash flow, exit strategy and the specific financing program can all affect qualification. Some alternative and asset based programs are specifically designed for transactions that do not fit conventional bank guidelines.
Yes. That is one of the primary reasons RECR exists. We work with alternative, private, non bank and specialty capital sources whose programs can evaluate investment real estate differently from traditional banks. A bank decline does not necessarily mean the transaction cannot be financed. We look at the property, equity, project economics, borrower profile, experience, cash flow and exit strategy to determine which capital structures may fit.
Della is RECR's personal AI investment assistant and the front door to our deal evaluation process. Tell Della about the property, financing request and investment strategy, and she guides you through the information needed for an initial evaluation. Your deal information can then move forward into the full submission process without requiring you to start from scratch. The Della Deal Evaluation is designed to help you understand the financing direction of the opportunity before committing time to a full submission.
Yes. Qualified transactions can be eligible for financing that covers up to 100% of the purchase price and rehabilitation budget. Qualification depends on the borrower, property, project economics, experience, completed value, lender guidelines and available program terms. Closing costs, reserves, points or other transaction expenses may still require borrower capital depending on the program. RECR can also evaluate complementary capital strategies when additional cash to close is required.
Yes. RECR works with capital sources for Ground Up Construction and selected manufactured home investment projects. Available structures depend on the property, land ownership, construction plans, budget, permits, borrower experience, completed value and exit strategy. Manufactured home eligibility varies significantly by lender and project type, so we evaluate the specific transaction rather than assuming every manufactured housing project fits the same program.
Yes. DSCR, or Debt Service Coverage Ratio, financing is designed for investment properties and generally qualifies the transaction primarily from the property's rental income relative to its housing expense rather than traditional personal income documentation. Credit, property value, liquidity, reserves and other lender requirements still apply, and program guidelines vary. RECR also has access to programs for certain transactions with DSCR below 1.00, subject to lender guidelines and compensating factors.
